Summer Reassessment – Week 4

Week of May 30th: Assessors will be wrapping up a few areas around Maverick Junction. They will then begin to work in the Town of Smithwick and from there they will be heading west and south.

Summer Reassessment – Week 3 (updated)

Friday update: On Friday our assessors will be out in the area on the west side of the highway around Maverick Junction.  This includes the Ponderosa Subdivision, Scenic Rd, and Cheyenne River Rd.

Update for week of May 22nd: After finishing the areas listed below we will be moving on to the following: The east side of US Highway 385 from Maverick to Crosswinds Rd, Crosswinds Rd, Howl & E Howl Rd, North side of Smithwick Rd from the Highway to Cemetery Rd, Sand Hills Rd, Oak Tree Rd, & Old Highway 79 north of the highway. Week of May 22nd: We will be working properties accessed from: SD Highway 79, Williams Place, Longhorn Rd, Gravel Rd, High Line Rd, Ebersole Rd, Sand Creek Rd, and the Oral Loop Area. See map below.

Why my property?  Fall River County implemented a 7-year rotation after the county-wide reassessment was completed.  This ensures that every property is physically visited by an assessor at least once every 7 years.  Your neighborhood is one of those scheduled to be visited this year.

What is reassessment?    Reassessment is when the assessor comes to your property to check for any changes, whether improvements or deterioration of buildings.  They will take new exterior photos and walk around the outside of your buildings.  If you are present they may ask you questions about the interior of the building, if you are not present they will leave a doorhanger with contact information so they can converse with you about the property later via phone or email.

When exactly will you be at my property?  We will be posting on our website which streets are being assessed each week, you can check there for updates.

Why don’t you make appointments? The short answer: it takes less time for our assessors to start at one end of the street and do each property than it does to jump from property to property based on appointments.  As we are paid by tax dollars, we consider it most important that we perform this job in a time efficient manner.   The door-to-door method has proven to be three times more efficient than making appointments.

Who is coming? Our assessors will have county identification badges and will be driving a county vehicle. If you are suspicious that someone is falsely claiming to be an assessor, please call our office at 605-745-5136 or Fall River County Dispatch at 605-745-5155.

Multi-Roof Replacement Bid Notice

Notice to Bidders

NOTICE IS HEREBY GIVEN that the Commission of Fall River County, South Dakota, will receive written bids at the Office of the Auditor, Fall River County Courthouse, 906 N River St, Hot Springs, South Dakota until 5 pm on Tuesday, May 30, 2023 for the 2023 Fall River County Multiple Roof Replacement Projects. Bids will be opened at 9:30 am on Thursday, June 1, 2023 and publicly read aloud at the Fall River County Commission Meeting held at the 2nd floor Court room during the regular meeting, Fall River County Courthouse, 906 N River St, Hot Springs, SD.This project is for the removal of existing roofing and installation of new roofing on the following 7 buildings: the Courthouse; the Sheriff/Jail building; the Director of Equalizations/GIS building; Museum; the Weed Board Building; the Storage building and the South Annex/Garage.

All proposals shall be submitted on forms provided by Fall River County. Each bid shall be accompanied by a certified check or cashier’s check for an amount of 5% of the total bid, or a bid bond in the amount of 10% of the total bid. Such check or bid bond shall be used as a bid security in the event the successful bidder fails to enter into a contract and post an approved bond with the County within ten (10) days after the formal acceptance of the bid. The check shall be drawn on a solvent bank or an approved surety company.

The contract documents may be examined at the Fall River County Auditor’s Office, 906 N River St, Hot Springs, SD.

Electronic files of the contract documents may be obtained through the office of the Auditor, 906 N River St, Hot Springs at no charge.

Sealed bids must be plainly marked in the upper right-hand corner of the envelope to identify their contents. No bid shall be withdrawn after the filing time without the written consent of the Fall River County Commission, for a period of thirty (30) days after the filing time. The County Commission of Fall River County, South Dakota reserves the right to reject any and all bids, or to waive any informalities or technicalities in bidding, and to accept the bid that is to the advantage of, and in the best interest of, the County of Fall River.

New Map Book Published

The spring 2023 landowner map book for Fall River County has been published.  Pages can be viewed online and printed.  Bound copies of the book are available from the Director of Equalization’s office at 1029 N River Street for $20. (cash or check only)

Summer Reassessment – Week 2 (updated)

(Updated 5/15/2023) Week of May 15th: With an update in the weather forecast and some good work on Monday the assessors have increased their plans for this week.  The properties they will try to get to include those accessed from Lone Tree Rd, S Buffalo Gap Rd, Beaver Creek & Beaver Valley Rds, Elm Creek Rd, W Oral Rd (North side from Fairview to Town of Oral). They will also have a team working in the WG Flat and Oral Loop Area.  See new map below.

They have mostly finished the Town of Oral and will be continuing with properties accessed from West Oral Rd, Elm Creek Rd, South Buffalo Gap Rd (from Elm Creek Rd to Oral), Hidden Valley Rd, Fairview Rd, Irrigation Rd, Sage Rd, Ash Rd, Hay Canyon Rd (west 5 miles), Shady Rd (north 2 miles).
