Assessment Values 2026

Most areas of Fall River County saw smaller increases this year than they have seen in several years. In general while sales of buildings have somewhat leveled off in many areas the price of bare land has continued to increase.  This also makes land values under homes and other structures increase. The information below is intended to help owners understand these changes.

2026 Residential Value Changes

Median increase for properties this year was 5-7%.  Areas in the south half of the City of Hot Springs saw larger increases.  Once again bare land sales jumped substantially in several areas. See vacant land sales below. Some areas are beginning to slow down or level off. Oelrichs and the rural eastern side of the county saw little change this year. Commercial properties also saw little change.

Agricultural land saw a jump this year as our olympic average lost a very low year and gained a high one.

This is the first year of the owner-occupied property increase cap.  This cap prevents the owner-occupied value of the entire county from increasing more than 3% due to sales.  To accomplish this after all other calculations were completed the State gave our county a factor of .964 for this year to apply to our owner occupied properties. This will lower all owner-occupied properties in the county about 4%.   This may create what appear to be inequalities between similar properties if one is owner-occupied and the other is not.
