Tax Deed Auction

Notice is hereby given, that pursuant to SDCL Chapter 6-13, the following described property will be offered for sale by auction in the 2nd Floor Courtroom, Fall River County Courthouse, Hot Springs, South Dakota on June 18, 2026 at 2:00 P.M.   This property has been approved for public sale by the Fall River County Commission. All delinquent taxes, penalties and interest are abated and are not the responsibility of the new owner. Only municipal special assessments, delinquent, current & future, stay with the property & are the responsibility of the new owner.

Fall River County makes no guarantee of absolute fee simple marketable title to the property.  It is recommended that the purchaser of a County Quit Claim Deed pursue a quiet title action to acquire marketable title to the property (per SDCL Chapter 43-30, title standards 26-01 and 26-02).

Purchase price of the property along with a $30.00 recording fee shall be paid in full on the day of the sale and a Quit Claim Deed will be issued to the successful bidder at the next commission meeting.

Important Information for bidders:

  1. Winning bidders must be current on all their property taxes in Fall River County.
  2. Minimum bid: $400.00 + an additional $30.00 fee for recording purposes at the Register of Deeds Office.
  3. Payment accepted: Cash, check, credit cards (+2.5% fee), debit cards (+$2.50 flat fee).
  4. All delinquent taxes, penalties & interests are abated & are not the responsibility of the new owner of deed.
  5. Only municipal special assessments, delinquent, current & future, stay with the property & are the responsibility of the new owner.
  6. New owner will be issued a Quit Claim Deed from the County.
  7. Bidders must be in person or have an authorized individual present to bid & pay all applicable costs.
  8. Deeds will be approved & signed by the Fall River County Commission at the July 2nd, 2026 Commission meeting.
